The following two planning applications are on the agenda at the TDC planning committee meeting being held on Tuesday 21st November at Forde House, Newton Abbot. Meeting starts 10.00am.

 

Planning Application 22/01067/Maj

DAWLISH - Gatehouse Farm , Secmaton Lane Proposal: Reserved matters application for 205 dwellings, landscape works, public open space, play space and infrastructure pursuant to outline planning permission 15/02468/MAJ (Outline - Residential development providing up to 409 residential units, community based buildings consisting of shop/cafe, employment space, extra care unit, parking area for local school, new vehicular access from Secmaton Lane, public open space, landscaping and infrastructure) (approval sought for access, appearance, landscaping, layout and scale) Applicant: Mr M Blake Taylor Wimpey Exeter

Lots of posts on Eyes of Dawlish concerning the heavy lorries already going to and from the Gatehouse development site and having to pass schools in the process. Imagine just how much more traffic there will be when the two developments (in the first post see above) start being built out!

I know that once the link road is in place that the site traffic will have to approach the Gatehouse site by way of the link road from the Sainsbury's end but no doubt that will bring howls of protest from those living on the Persimmon development.

How will the local infrastructure cope with all these extra houses and people?

How will the surgery cope?

It's bad enough getting an appointment now so what will it be like in the future, and how long will it take to get a prescription processed?

Long waits ahead for sure.

Quite!

With regard to health care provision (and early years child facilities) originally the DA2 development area  (that’s Gatehouse Farm, through Secmaton Farm, to the Persimmon Development) was scheduled to have , and I quote  “a multi-purpose building capable of incorporating health and early years children facilities;”

But, but, but,

That was subsequently deleted because (and again I quote) "The specific uses referred to in the policy are being responded to within the existing schools and GP surgeries, and therefore are unlikely to require a new building in their own right, as originally envisaged. In the case of GP provision, a contribution to the expansion of Barton Surgery will be sought via s106, of £400 per dwelling across the whole allocation. "

This is the S106 contribution:

The s106 contributions will contribute over £1.25 million of benefit to the local area. Some of these contributions include: • £411,702 link road bridge contributions • £257,358 for the Red Rock Community Facilities contribution • £283,200 for SPA and SAC mitigation • £141,600 for local health facilities • £148,386 for creating a new habitat for the Cirl Bunting • £20,886 for library services • £5,000 for a Traffic Regulation Order
