I have always said that Dawlish has too many estate agents and I have always wondered how many members of their staff belong to the funny handshake club.
With the credit crunch just touching the fringes of our pockets, (the end of the summer will tell a frightening story). What estate agent in Dawlish will be the first shut up shop?

I am selling my house free online with many websites that offer this. I overheard someone walking out of one agent with lots of property details saying 'they said in there they are all over priced by £20,000 and will all take an offer'.. I am not convimced agents work for the seller at all. I prefer to save the £3,000 fee, anyway they hardly ever do the viewings and ask the seller to do it.

There will undoubtedly be some closures of Estate Agencies if the economy continues to decline. They have enjoyed 10 years of artificailly high house prices and subsequent fees. The root cause of these ridiculously high property prices is the greed of individual vendors and so called 'buy to let landlords' seeking to cash in on the housing shortage, forcing the next generation into lifetime debt to pay astronomical mortgages and rents. There needs to be a dramatic housing crash to restore a buyers market and I hope for the yougsters looking for their first home that it comes quickly. It may also teach this property obsessed, spoilt, greedy society a much needed, long overdue lesson.

I couldn't agree more with you FLUKE!
As the standard of living drops and that is pretty well guaranteed, so you will get more imigrants leaving for a better standard of living back home, (what goes round, comes round), that will leave more properties empty, where likely tenants can state the terms of the rent and not the landlords.
I can see in some places where landlords will be paying the tenant to take up the tenancy. Houses are not selling, they can't afford to pay the mortgage, so what is the next move?

It's not immigration that has fuelled the buy to let boom, so much as developers and estate agents over selling the demand for rented property in some areas and private investors seeking an easy buck. As re-posessions start to become common place, many properties will have to be re-sold by the lenders, giving some the chance for some to buy at more sensible prices. The market has already collapsed, agents are closing down all over the country and developments are being put on hold. Housing associations are stepping in to purchase unfinished developments at knock down prices and house builders are now selling completed property for social housing. This is a good thing and will allieviate the lack of affordable housing, whilst keeping jobs avaialble for trades and contractors. I have no sympathy for any so called investor who aimed to profit from the shortage of housing and has had his fingers burned. Intersting times ahead.

I beg to differ FLUKE! Immigration far outstripped emigration for many years, that is in part, what was pushing up demand for more housing.
The trend is now in reverse as far as immigration goes and there is a void in the demand for housing. The targets set by this government for new builds was never reached and it was never going to be reached, if it had been reached, then we would be facing a tougher situation than we are all going to encounter in the coming months and may last for many years
A great many of the immigrants are not dumb you know, many have more degrees than our lot have GCSE's, they follow the money, our lot just follow.
Stand on any street corner and point to the sky, watch everybody trying to see what you are pointing at, if they can't see it they will make it up. Immigrants know were they are going.

For once i agree with you Viaduct, With over 2 million immigrants arriving in this country over the last 3 years , it has caused a massive shortage in housing and driven up prices.As the immigrants hopefully head back home as wages drop and unemployment rises, you will see a sharp fall in prices for houses to buy and rent.

Why is praising foreigners for their tremendous work ethic deemed by you to be racist??? You disappoint me to be so judgmental of someone who would do anything fo you.

These Polaks that Viaduct is slagging off are doing jobs that the indigenous population are too bone-idle to do themselves. And bloody well done to the Polaks for getting their hands dirty.

Too many white English 16 to 30 year olds are taking the piss out of hard working taxpayers by doing nothing but collect their Giro and spending it on cheap white cider to drink whilst they're watching Jeremey Kyle every morning on their 40 inch plasma screens. Go figure.

You must stop buying the Daily Mail Joey! No disputing the fact there are many hardworking East Europeans.....likewise with many Brits. The real villains are those running businesses, who get away with paying a pittance to the people they employ. If they weren't so greedy, then maybe we would have a working environment which benefits all.

Viaduct, you are absolutely wrong re immigrants causing the lack of housing and pushing up housing costs. It is down solely to the greed of vendors, 'buy-to-let investors', property developers and landowners. The root cause is personal greed and that alone.

Renting a home is cheaper and easier and far more personal if you deal with the landlord and not an Estate Agent

I see ESTATE AGENTS are closing at an alarming rate between 150 to 200 a WEEK.
But here in Dawlish they are all still open for business.
Now what does that tell us?
Was it greed by overcharging suckers who went through their businesses in the past, (and they are now living off their profits). Or is it that they have built up invisible empires and can ride any storm?
Or are they like many others and are living in hope?

Cut out the middle man....Estate Agents are there to make as much money as they can, but some people stupidly think they are good Samaritans.
